If you are buying and selling a house, lot, commercial building or land, you must insure that you get the proper inspections, title documents, tax clearances and agreements. Indeed, the form purchase agreements used by the real estate industry contain a clause advising the buyer and seller to consult an attorney.  Your broker is not an attorney and you should not rely on a broker for legal advice. We urge you to take the advice of the real estate industry. Call us before you sign an offer to purchase. There are clauses in form real estate agreements which may not be to your benefit. Negotiation is not productive after you have signed a binding agreement for purchase or sale of land.  Real estate closings must be closely monitored. Even if you have signed a purchase agreement, it is necessary to make sure that agreement is followed at closing, and the appropriate documents have been prepared and signed to pass title to the land free and clear of all encumbrances.
